Preconstruction
A project's success is often largely determined well before subcontractors are on site. Putting a project out for bid that has a scope that is unrealistic to build or a budget that is too low will likely cause significant delays, which in the end just costs money to fix. Also, scrambling to Value Engineer a project after the drawings are finished and submitted can lead to costly oversights that only become evident well into construction. We work very hard to establish accurate, buildable budgets for projects so when pricing is coming back all of the hard choices about scope, fit and finish are already made and don't need to re-evaluated under the duress.
When brought onto a project team in the preconstruction phase of a project, we most often work to provide "live" budget pricing as the project is being conceived and designed. Part and parcel of that process is to review constructability of the design while it is in it's infancy to help insure that when it comes time to put the work out for bid, that pricing will come back within budget.
